Built in 2020, Parkside Apartments features 180 units with washer/dryer hookups, gated access, a pool, fitness center and two dog parks. The close proximity to the local park trail system and quiet infill neighborhood make this property a top choice for local medical professionals. Currently managed by an inexperienced self-storage developer, it presents a prime investment opportunity. At $22,400,000 ($124,400 per unit), the property is over 25% below replacement cost based on a recent appraisal. The property has an assumable $13,530,000 loan at a 3.8% rate, with just under 2 years of interest-only payments and an 8-year term remaining. With only one smaller property under construction and no other projects planned, we expect superior rent growth in 2025-2029.

Matthew A. Neyland, JD

Matthew Neyland is a seasoned entrepreneur and former U.S. Marine Corps Officer, bringing a powerful combination of leadership, business acumen, and legal expertise to his role as Principal at Hanford Investments LLC.

Before joining Hanford, Matthew built a diverse investment portfolio, successfully founding and financing ventures across energy, healthcare, entertainment, and commercial real estate. As Director of Business Development at a leading national construction firm, he spearheaded sales efforts exceeding $100 million, showcasing his ability to drive growth and execute high-value deals.

Matthew’s distinguished military career includes service as both an active-duty and reserve Officer, leading Marines in combat support operations in Iraq and Afghanistan. With prior experience in the securities industry and a Juris Doctor from the University of Denver Sturm College of Law, his deep understanding of finance and law further strengthens his investment approach.

At Hanford Investments, Matthew has played a key role in acquiring four apartment communities, totaling 600 units, valued at over $125 million. His strategic vision and ability to identify high-potential opportunities continue to drive the firm’s growth and success.

Kevin Hanford, MBA, CCIM

Kevin Hanford is a former U.S. Air Force pilot with a distinguished 20-year career, where he honed leadership, strategic decision-making, and operational excellence. Transitioning to real estate, he brought the same discipline and vision to multifamily investing.

As the Managing Principal and Founder of Hanford Investments LLC, Kevin has successfully acquired nine apartment communities, totaling 1,929 units and valued at over $245 million. With a sharp eye for value and opportunity, he has also brokered over $300 million in multifamily real estate, demonstrating a deep understanding of acquisitions, asset management, and
investment strategy.

Kevin holds the prestigious CCIM designation and was recognized as a top 5% performer in his national firm. His educational background includes a Bachelor of Science in Aerospace Engineering from Arizona State University and an MBA from Chaminade University.

With a track record of success and a passion for creating long-term value, Kevin continues to drive Hanford Investments’ growth and deliver strong results for investors.
